Evaluate a lot with access, utilities, and approvals documented for a future residence.
An improved or build-ready lot may have road access, utilities at or near the parcel, zoning confirmation, and some site approvals. Documents worth gathering
Collect a current survey, title and easement information, utility confirmations and tap fees, zoning or planning correspondence, septic or soil results when applicable, permits, HOA or deed restrictions, appraisal details, and a preliminary home or site plan.
Build-ready does not mean risk-free
Confirm that approvals match your intended home and have not expired. Check remaining grading, drainage, driveway, retaining, fire-access, and utility-extension costs. A lender still evaluates the borrower, value, marketability, and loan structure under its own program.
Compare a land-only loan with a possible construction-to-permanent path when your plans and builder are ready. Ask about equity, maturity, amortization, prepayment, inspections, and conversion conditions.
